Aspen Village was a rental mobile home park until 1996. Beginning in 1996, the tenants of the mobile home park began work on purchasing the Park with the ability to subdivide the lots. The Park became an ownership park in 2000 and consists today of 150 homes. The requirement to purchase a home in Aspen Village is a one-year full-time work history within the Roaring Fork Valley. In order to maintain ownership, the owner must continue to work within the Roaring Fork Valley full-time until retirement age as defined in the Aspen/Pitkin County Employee Housing Guidelines.
Requirements to Purchase: Aspen Village applicants need to be employed full-time (1,500 hours or more per year) in the Roaring Fork Valley and need to demonstrate a minimum of one year full-time work history in the Roaring Fork Valley. At least 75% of an applicant's income must be earned in the Roaring Fork Valley.
Applicants will need to furnish to the Housing Office all of the items listed in the box on the first page of the bid submission packet with two exceptions: 1) an applicant needs to furnish a copy of the most recent complete income tax return (both Federal and State, and any applicable schedules) and copies of your most recent W2's and 1099's. The applicant needs to be approved by the Housing Office and the Aspen Village HOA. If you purchase an Aspen Village home, you may not own other residential property within the ownership exclusion zone (as defined in the Guidelines), and you must reside in your Aspen Village home nine months out of each calendar year.
