Buyer's Information

 

To qualify to purchase an employee-housing unit, a person/household must meet the employment, income and assets criteria as defined in the Employee Housing Guidelines. A household can bid to purchase a unit in a higher category than their category, but not lower than their category.

If property is owned, the purchaser/owner must list for sale, at competitive market prices, prior to or simultaneously with closing on the employee housing unit and still meet the asset/income limitations. Free market property must be sold within 180 days after the closing on the employee housing unit otherwise, employee housing unit has to be listed immediately according to the Deed Restriction. If vacant land is owned it must remain unimproved as defined in Guidelines. The ownership of any property shall be considered in determining Maximum Net Assets.
 
Any purchaser who has assigned, conveyed, transferred, or otherwise disposed of property within the last two years without fair consideration in order to meet the net asset limitations shall be ineligible.
 
Any individual or household who is under review for a possible non-compliance issue may not enter any new lotteries, including in-complex bids, until the non-compliance issue has been satisfied.
 
Note: Applicants for Employee Housing will verify on the submission bid application that all information provided is true and accurate. If any of the information is determined to be inaccurate or non-verifiable, the applicant may be subject to disqualification by the Housing Office from the application and/or approval process. Buyer(s) must not own developed residential real estate or a mobile home in those portions of Eagle, Garfield, Gunnison or Pitkin Counties, which are part of the Roaring Fork River drainage. 
 
NEW POLICY: THE ASPEN/PITKIN COUNTY HOUSING AUTHORITY IS NO LONGER ACCEPTING INCOME TAX RETURN EXTENSIONS. IF YOU BID OR APPLY FOR ANY UNITS AFTER APRIL 15, 2008, COPIES OF 2007 INCOME TAX RETURNS INCLUDING ALL 2007 W2’s AND 1099’s WILL BE REQUIRED.  BIDS WILL NOT BE ACCEPTED IF THIS DOCUMENTATION IS NOT PROVIDED.
