New Private Projects
In the Housing section of the Aspen Area Community Plan, Goal E states "Encourage greater participation by the private sector in developing affordable housing." Over the history of the program dozens of project and hundreds of units have been developed by the private sector. The land use code provides mechanisms to encourage private developers to develop projects which include a signficant component of affordable housing.
 
There are currently no new projects for 2008; however, in 2006, three new employee housing projects were completed -- Obermeyer Place, Little Ajax and Chaparral Ranch.  The developers of Obermeyer Place and Chaparral Ranch were able to choose the qualified employees to purchase the units and Little Ajax was sold through the lottery system.
 
 
CITY AFFORDABLE HOUSING PROJECT WINS ARCHITECTURAL AWARD...
 
Little Ajax Affordable Housing, developed, designed and constructed 
for the City of Aspen by Peter L. Gluck and Partners, Architects and ARCS Architectural Construction Services has been honored with a 2007 Architecture Merit Award by the American Institute of Architects- New York Chapter. The AIA New York Chapter's annual Design Awards Program recognizes excellence in architectural design by New York City architects and in New York City projects. The program's purpose is to increase awareness of outstanding architecture and to honor the architects, clients, and consultants who work together to improve the built environment. Both pictures on this page reflect this project.
A new project is slated to begin in 2007 for completion in 2008 or 2009.  It is known as the Pacific Avenue Condominiums and located at the Airport Business Center.  This project will contain 17 three-bedroom, two-bath units.  The units may be constructed in two phases.  If constructed in two phases, the first phase will consist of 9 units -- 3 to be deed-restricted as Category 2 and the remaining 6 as Category 3.  Phase 2 will include 8 Category 3 units, with the potential of some of these to be Category 2.  Sixteen of the units are to be located in 4 separate two-story structures, each containing 2 units per floor. The project is being constructed to mitigate the development of the Residences at Little Nell.
 
The remaining unit is to be located in a separate one-story structure.  All of the units must contain not only 3 bedrooms and two full bathrooms, but a kitchen with full-size appliances, a laundry closet, an outdoor deck or on-grade patio, an external storage closet, and a minimum of 1,200 square feet of net livable area.  This project will be sold through the lottery system as they are being provided for mitigation purposes.  Again, they will not be available until 2008 or 2009, so no additional information is available at this time.
