WHAT ARE THE QUALIFICATIONS TO PURCHASE EMPLOYEE HOUSING?
All full-time year-round employees in Pitkin County who meet the income and asset guidelines are qualified. Priority is given to applicants who have worked four consecutive years to date in Pitkin County.
HOW DO I FIND OUT WHAT IS FOR SALE?
We advertise every Wednesday on page 9 of the Aspen Daily News. The listing is also available at the Housing Office every Tuesday morning.
WHO CAN HELP ME WITH THE LOAN?
Most of the units we sell can be obtained with 3% to 5% down. However, you must contact your lender for specific information.
We have a list in the office of lenders who provide loans for employee housing.
CAN A SINGLE PERSON BUY A 2 OR 3-BEDROOM UNIT?
Priority is given to "minimum occupancy", which is one person per bedroom. The 3-bedroom sales units give priority to households of a least 3 people with at least one dependent.
WHAT IS THE ORDER OF PRIORITIES FOR SALES UNITS?
First—highest bid without going over the asking price. Second—minimum occupancy (one person per bedroom). Third—seniority, those who have worked for at least the past four consecutive years.
WHAT DOCUMENTATION WILL I NEED TO PURCHASE EMPLOYEE HOUSING?
Complete taxes for the 2 most recent years, including W2' s / 1099's / Profit and Loss Statement. W2's/1099's for at least four years of full time consecutive employment in Pitkin County, copy of a CO id, copy of the most recent pay stub and/or employment verification.
IS THERE AN APPRECIATION CAP ON EMPLOYEE HOUSING SALES UNITS? WHY?To keep the units affordable to future buyers. If our units did not have resale restrictions, they would no longer be affordable. Appreciation on our units usually is 3% or CPI whichever is less.
