WHO IS QUALIFIED FOR EMPLOYEE HOUSING?
All full-time employees working in Pitkin County, who meet the income and asset guidelines. We define full time as working 1500 hours a calendar year, roughly 30 hours weekly for the full year or 40 hours weekly for nine months.

WHAT HOUSING IS AVAILABLE FOR EMPLOYEES?
The housing office provides winter seasonal and year round rentals. In addition, there are also units available to purchase.

IS THERE ANY SEASONAL RENTALS AVAILABLE?
Yes, during the WINTER SEASON ONLY: Marolt Ranch and Burlingame housing. Marolt and Burlingame open September 1, every year and close April 30. These units are not available for the Summer season.

TELL ME ABOUT EMPLOYEE HOUSING YEAR-ROUND RENTALS?
There are studios, 1, 2, and 3-bedroom units available. APCHA managed available units are advertised in the Classifieds section of the Aspen Daily News on Monday and Tuesday. Interested applicants must come in and sign up for the specific unit by 3:00 p.m Wednesday of the listing week.
HOW DO I FIND A RENTAL OR A ROOMMATE?
Come use our Bulletin Boards at the office to list your room/available rental, you can also list yourself as a renter who is looking. The boards change continuously hundreds of people use them, this is a great opportunity to meet other people seeking housing. You can also now post your ad on-line under the rental section of this web site.

While searching, talk to everyone you meet. The best places are rarely advertised. Once you get a place, get a lease agreement in writing and get receipts for all your payments. Choose your roommates carefully.
 
DO APCHA MANAGED RENTALS ALLOW PETS?
Yes, three buildings at Truscott Place allow pets. (one cat or one dog) The ads in the Aspen Daily News will specify.

WHAT ARE THE QUALIFICATIONS TO PURCHASE EMPLOYEE HOUSING?
All full-time year-round employees in Pitkin County who meet the income and asset guidelines are qualified. Priority is given to applicants who have worked four consecutive years to date in Pitkin County.

HOW DO I FIND OUT WHAT IS FOR SALE?
We advertise every Wednesday on page 9 of the Aspen Daily News. The listing is also available at the Housing Office every Tuesday morning.

WHO CAN HELP ME WITH THE LOAN?
Most of the units we sell can be obtained with 3% to 5% down. However, you must contact your lender for specific information.
We have a list in the office of lenders who provide loans for employee housing.

CAN A SINGLE PERSON BUY A 2 OR 3-BEDROOM UNIT?
Priority is given to "minimum occupancy", which is one person per bedroom. The 3-bedroom sales units give priority to households of a least 3 people with at least one dependent.

WHAT IS THE ORDER OF PRIORITIES FOR SALES UNITS?
First—highest bid without going over the asking price. Second—minimum occupancy (one person per bedroom). Third—seniority, those who have worked for at least the past four consecutive years.

WHAT DOCUMENTATION WILL I NEED TO PURCHASE EMPLOYEE HOUSING?
Complete taxes for the 2 most recent years, including W2' s / 1099's / Profit and Loss Statement. W2's/1099's for at least four years of full time consecutive employment in Pitkin County, copy of a CO id, copy of the most recent pay stub and/or employment verification.
 
IS THERE AN APPRECIATION CAP ON EMPLOYEE HOUSING SALES UNITS? WHY?To keep the units affordable to future buyers. If our units did not have resale restrictions, they would no longer be affordable. Appreciation on our units usually is 3% or CPI whichever is less.
 
HOW MANY EMPLOYEE HOUSING UNITS ARE IN THE HOUSING PROGRAM?There are over 2600 units including rentals and sales.
