W/J Ranch homes are located off of McLain Flats, Upper and Lower Bullwinkle, and Stevens Street. The majority of the homes were rental units prior to 1995.  Beginning in 1994, a subdivision process was begun that enabled the tenants the right to purchase their home.  There are a total of 64 deed-restricted homes in the W/J Ranch.  Of the 64 homes, 29 are Category 4, of which 27 are located on Stevens Street and the other two are a duplex on Lower Bullwinkle.  The other 35 are classified as RO. There are different qualification criteria for the RO homes; therefore, each deed restriction needs to be reviewed as to what criteria is involved to purchase or sell the RO homes.
